An elevated and exceptionally private home enjoying views of the Coatesville Reserve from park-like grounds in central Coatesville proved just the tonic for a family transitioning from urban to rural.

Ron Patrick says: “My wife said she wanted to get out of an apartment and go rural so that’s what we did. I love the home’s layout, which is largely U-shaped. And it’s in an incredibly convenient location, just two minutes’ drive from the wonderful Black Cottage Café where I get a coffee every morning.”

It’s 10 minutes’ drive to highly esteemed Pinehurst School and Kristin School in Albany, the latter attended by their son. Yet despite this convenience, the one-hectare property in park-like grounds is beautifully private.

“It feels like your own private retreat and we have great views and see some exquisite sunsets.”

The single-storey rendered masonry home was built in 2018 by a builder as his own home, orientated north for the sun.

“Its construction means it stays warm in winter and doesn’t get too hot in summer. We’ve found Coatesville to be a very tight, friendly community where everybody knows everybody and people are really caring.”

The property is securely gated, fully fenced and has three-phase power. Neatly clipped griselinia hedges flank the driveway which introduces the residence. There’s ample off-street parking in addition a single carport and internal-access double garage. There are EV chargers inside and outside the garage.

A feature wall of stone graces the entry hallway, teaming nicely with solid oak floors. The floor plan positions two lounges at the end of the two prongs of the ‘U’. One steps down from the gourmet kitchen and incorporates dining and a hearty wood-burning fireplace, and the other is utilised as a family room.

“You can be in one living room and see what your child is doing in the other one, which is great if you have teenagers.”

Both these living rooms have soaring vaulted ceilings with exposed roof trusses creating a striking aesthetic and enhancing the sense of spaciousness. Both open wide to the outdoors, cossetting a sheltered area of patio that lies between them.

The family room flows out to a patio under a gabled roof, which looks out across the swimming pool. It’s an ideal area for outdoor entertaining and neighbours the spa pool included in the chattels, positioned to admire the sunsets.

The ensuited master suite at one end of the home opens to outdoors and boasts two walk-in wardrobes. There’s a guest powder room and separate laundry nearby. The other four bedrooms at the other end of the home (one of which can be used as a media room or office) enjoy good separation from the master suite. They are served by a smart family bathroom with a curvaceous bath.

Ron had a clear capsule pool cover installed over the heated salt-water pool. You can swim under its arcing structure in winter and in warmer months it can be slid back.

He’s done extensive, mainly subtropical landscaping and added two elegant Winter Gardenz glasshouses. He also added two adjoining timber cabins a short distance from the home which can serve as storage or may suit a home office.

These dedicated fans of Coatesville are selling as they’ve found another home they love in the locale, which is even larger than this spacious residence.

Bayleys agent Ailsa McArthur says: “This property located in central Coatesville is super private and is elevated with really good views of the Coatesville Reserve.”
